Williams Law provides a specialist residential conveyancing service across a range of transaction types. As every transaction differs depending on property type, title structure, lender requirements, and individual circumstances, legal fees are provided on a case‑by‑case basis.
Indicative Legal Fees
The following ranges are provided as a general guide only. Legal fees will vary depending on factors including the nature and value of the transaction, property type, title structure, location, lender requirements, timescales, and the overall complexity of the matter. A detailed quotation will always be provided before any legal work is undertaken.
Sales & Purchases
Legal fees typically start from £695 + VAT, depending on the nature and complexity of the transaction
Leasehold Transactions
Additional fees may apply depending on title requirements and complexity
New-Build Transactions
Additional fees may apply depending on developer and lender requirements
Remortgages
Legal fees typically start from £495 + VAT
Transfers of Equity
Fees for transfers of equity will be quoted on a case-by-case basis depending on the title, lender requirements and overall complexity of the matter.

Disbursements
In addition to legal fees, transactions will usually involve third‑party costs known as disbursements. These may include Land Registry fees, search fees, bank transfer fees, and identification checks.
Any anticipated disbursements relating to your transaction will be clearly outlined within your individual quotation.
Referral Arrangements
Williams Law may receive work through professional introducers and estate agency relationships. Any financial arrangement which requires disclosure under regulatory requirements will be explained within your client care documentation.
Property Tax
Depending on the location of the property and your individual circumstances, you may also need to pay Stamp Duty Land Tax in England or Land Transaction Tax in Wales. The amount payable is separate from our legal fees and will be confirmed as part of your transaction.
